How long does it take to get a report done?
We provide the report on-site at the completion of the inspection, or fax it direct to you. Allow yourself at least 5 working days to actually get the inspection performed although in some cases we can perform the inspection the very same day.

We will get your inspection booked in as fast as possible because we are well aware of the need for speed.

What is the difference between a builders report and a professional inspection?
A builder may not have a comprehensive checklist which makes it very easy to miss problems. Untrained house inspectors that are not performing regular professional inspections day after day may not be able to identify some of the key issues that we know cause a lot of the problems.

Why should we choose a BAB Pre-Sale Maintenance Check over a simple builders report?
BAB is a well known and respected inspection company in the business. Potential buyers will take the findings of a professional, presentable BAB reports much more so than a letter from a builder.

Why do some companies do cheap inspections?

Like anything in life you get what you pay for.

In our experience some companies do quick inspections, won’t provide written reports, don’t perform moisture tests, and don’t have Professional Indemnity Insurance. They also aren’t prepared to spend time with their clients on-site to discuss the findings of the inspection which is very important.

All of the above means time and money is saved which enables them to do cheap reports.

Be aware, an inspection is absolutely worthless unless it is:

  - documented on a comprehensive written report. You have no tool for bargaining and no future protection

  - includes an internal moisture test

  - covers all items and not just the obvious ones

Think carefully before choosing an inspection company simply on price – it is one of you biggest investment so choose wisely.

Do you have insurance?
YES. We are a professional organisation, and it is our responsibility to you to have both Public Liability and Professional Indenmity Insurance.

Caution: Be aware of companies that do not have Professional Indemnity Insurance as it is for your own security.

Does the information in the report remain confidential?
YES. We will only disclose the information in your report to whomever you authorise us to do so with.

Do you provide costs to rectify?
NO. We outline the problem, and recommend the most suitable person to fix the problem. We can tell you if it is likely to be a low or high cost and can recommend reputable trades people to repair the problem.

Do you perform inspections on the same house for other interested parties?
YES. Much the same as a valuer or other professional we are not exclusive to one party. Another full inspection will be performed, and the other party is charged exactly the same cost – unlike some other companies we do not simply sell a copy for a discount.

In this scenario, which is not very common both parties will have the same information to make their buying decision with.
