Why get a BAB Pre-Purchase Inspection report?
Most houses (even some relatively new homes) may have problems which require attention. The key is to have these identified before you go unconditional, so that the costs to rectify are taken into consideration when setting or re-negotiating your purchase price.
- Buying a house is one big investment - usually the biggest most of us will ever be involved in. It makes good sense to protect yourself when entering what is most peoples biggest investment so you know what you are buying is sound.
- If you were buying a car, you would get an AA report or a mechanic to check it over, so don’t rely on just the look and feel of a house – you may be very surprised at what we might find!
- You can use a BAB Pre-Purchase report to help negotiate a suitable price, re- negotiate a price if major problems are found, or simply to have the items that are faulty fixed before taking possession.
In a lot of cases you will save the cost of the inspection with interest!
What does the inspection cover?
- Our trained Building Surveyors perform a thorough visual inspection of the dwelling using a comprehensive checklist.
- Exterior items inspected include; foundations and flooring, structure, roof, cladding, joinery,plumbing and drainage, retaining walls, driveway and paths, decks.
- Interior items inspected include insulation, linings, joinery, fittings and fixtures, plumbing and drainage, electrics, and smoke alarms.
- An internal surface moisture test is performed using a Protimeter Surveymaster moisture meter around windows and doors, skirting boards, and wet areas such as kitchen, laundry, bathroom and separate toilets.
What is in the report?
- A comprehensive checklist showing what was inspected and how each item rated.
- An easy to follow summary is provided which outlines the items that require immediate repairs and maintenance so you can quickly see what work is required.
- Listings of all moisture levels taken in each room.
- A check sheet showing any potential high risk areas that require regular maintenance.
- All BAB reports are presented professionally, and are very easy to understand so they can be used again when it comes time for you
to sell.
OPTIONAL: If a LIR (Land Information Report) is required, this will include legal description, land area (if available), rating information, land hazards, land features, building permits, and a photocopy of the house (if available from file). It will outline if any un-permitted work has been performed and what action should be taken.
NOTE: A fax copy of the report can also be sent to you or your solicitor if required.
What is an LIR (Land Information Report)?
Similar to a LIM (Land Memorandum Report) except, unlike a LIM, the LIR Report physically lines up what’s on the council file with what’s on the property.
A LIM report only provides information that has been supplied to the council. If someone alters the dwelling, or adds additional buildings without first obtaining a permit, this will not show up in a LIM.
How is it performed?
We visit the Council and view the Councils property file.
Items recorded include;
- Land hazards and features
- Permits
- Rating information
- Relevant attachments
A photocopy of the floorplan is then copied and taken to site to identify whether or not all building works are permitted.
