A few important reasons why you need to get a  BAB Pre-Sale Maintenance Report

Today’s consumers consider three important issues when shopping for a home, LOCATION, LOCATION, CONDITION!

Most sellers see the home inspection as a service only used by home buyers, but savvy sellers know differently. By having your home inspected before a buyer comes along, you can reduce the time your house spends on the market.

SAVE TIME AND MONEY

If a professional home inspection makes good sense for a home buyer, think about what it can mean for a seller who contracts for an inspection at the time of listing. The market analysis prepared by your real estate agent can help in determining a fair listing price for your home, but such a comparison doesn't usually reflect the true physical condition of the home.

This is an area where only a professional home inspection can be of assistance.  If the major systems in your home are new, you’ve updated your home over time and the structural components of your home have been well maintained, you should consider promoting this information through an inspection report that reflects it.

GET MORE AT AUCTION

More and more properties are being sold by auction. We know from comments we receive that a lot of buyers on auction properties will hold back on auction day hoping that the house is passed in so that they can get it checked first before making an offer – they want to know that the house is sound.

If you can show all prospective buyers, pre-auction that you have had your house professionally checked by BAB and;

  • It is sound with no problems
  • or, is had some maintenance issues that have been repaired
  • or, that there are some maintenance issues noted but you don’t want to fix them.

Ask yourself this, if you were the buyer would you be much happier going to auction knowing the house has been checked and if there are any problems with it?

Everyone would, and that’s why it should make your house much more desirable, and make people much more prepared to bid up on auction day. Even if there are some issues the buyer know what they are and is buying your house based on that knowledge.

WHAT ABOUT REPAIRS?

The ideal use of a BAB Pre-Sale Maintenance Report by a home seller is to determine what repairs are needed in the home and make them. Sellers with homes found in need of repairs should make the repairs and provide the inspection report to buyers along with documentation (warranties on the work or receipts) that the repairs have been made.  This generates enormous good faith between buyers and sellers and increases the likelihood of a quick and amicable sale.

On the other hand, if your home is not in such good shape, the benefits remain significant in having your home pre-inspected. If you are not inclined to make repairs, one of the biggest benefits of having your home pre-inspected is that the home’s problems can be taken into consideration when pricing the home or during original listing negotiations with a home buyer.  This can minimize, if not eliminate, re-negotiations which often fuel emotions and turn off buyers. 

What does the inspection cover?

  • Our trained Building Surveyors perform a visual inspection of the dwelling using a comprehensive checklist.
  • Exterior items inspected include; foundations and flooring, structure, roof, cladding, joinery, plumbing and drainage, retaining walls, paths and decks.
  • Interior items inspected include insulation, linings, joinery, fittings and fixtures, plumbing and drainage, and electrics.
  • An internal surface moisture test is performed using a Protimeter Surveymaster moisture meter around windows and doors, skirting boards, and wet areas such as kitchen, laundry, bathroom and separate toilets.

What is in the report?

  • A comprehensive checklist showing what was inspected and how each item rated.
  • An easy to follow summary is provided which outlines the items that require immediate repairs and maintenance so you can quickly see what work is required.
  • Listings of all moisture levels taken in each room.
  • All BAB reports are presented professionally, and are very easy to understand.
