If a professional home inspection makes good sense for a home buyer, think about what it can mean for a seller who contracts for an inspection at the time of listing. The market analysis prepared by your real estate agent can help in determining a fair listing price for your home, but such a comparison doesn't usually reflect the true physical condition of the home.

If the major systems in your home are new, you’ve updated your home over time and the structural components of your home have been well maintained, you should consider promoting this information through an inspection report that reflects it.

WHAT ABOUT REPAIRS?
The ideal use of a BAB Pre-Sale Maintenance Report by a home seller is to determine what repairs are needed in the home and make them. Sellers with homes found in need of repairs should make the repairs and provide the inspection report to buyers along with documentation (warranties on the work or receipts) that the repairs have been made. This generates enormous good faith between buyers and sellers and increases the likelihood of a quick and amicable sale.
On the other hand, if your home is not in such good shape, the benefits remain significant in having your home pre-inspected. If you are not inclined to make repairs, one of the biggest benefits of having your home pre-inspected is that the home’s problems can be taken into consideration when pricing the home or during original listing negotiations with a home buyer. What does the inspection cover?
- Our trained Building Surveyors perform a visual inspection of the dwelling using a comprehensive checklist.
- Exterior items inspected include; foundations and flooring, structure, roof, cladding, joinery, plumbing and drainage, retaining walls, paths and decks.
- Interior items inspected include insulation, linings, joinery, fittings and fixtures, plumbing and drainage, and electrics.
- An internal surface moisture test is performed using a Protimeter Surveymaster moisture meter around windows and doors, skirting boards, and wet areas such as kitchen, laundry, bathroom and separate toilets.
