What the inspection covers:
- Our trained Building Surveyors perform a thorough visual inspection of the dwelling using a comprehensive checklist.
- Exterior items inspected include; foundations and flooring, structure, roof, cladding, joinery, decks, plumbing and drainage, retaining walls, driveway and paths.
- Interior items inspected include insulation, linings, joinery, fittings and fixtures, plumbing and drainage, electrics, smoke alarms, and other safety related elements.
- An internal surface moisture test is performed using a Protimeter Surveymaster moisture meter around windows and doors, skirting boards, and wet areas such as kitchen, laundry, bathrooms and toilets.
What is in the report:
- A comprehensive checklist showing what was inspected and how each item rated. Our electronic template ensures we follow a consistent format, with built in self check insuring no aspect is missed.
- An easy to follow summary is provided which outlines the items that require immediate repairs and maintenance so you can quickly see what work is required; plus recommendations as to action that should be taken and suitable tradespeople to perform repairs.
- Listings of all moisture levels taken in each room, with explanations where necessary.
- A checksheet showing any potential high risk areas that require regular maintenance.
- All BAB reports are presented professionally, and are very easy to understand so they can be used again.
Land Information Report
OPTIONAL: If a LIR (Land Information Report) is required, this will include legal description, land area (if available), rating information, land hazards, land features, building permits, and a photocopy of the house floor plans (if available from file). It will outline if any un-permitted work has been performed and what action should be taken. NOTE: A fax copy of the report can also be sent to you or your solicitor if required.
What exactly is an LIR (Land Information Report)?
Similar to a LIM (Land Memorandum Memorandum) except, unlike a LIM, the LIR (Land Information Report) physically lines up what’s on the council file with what’s on the property.
A LIM report only provides information that has been supplied to the council. If someone alters the dwelling, or adds additional buildings without first obtaining a permit, this will not show up in a LIM.
How is it performed?
We visit the council and view the council’s property file of the property.
Items recorded include;
- Land hazards and features
- Permits
- Rating information
- Relevant attachments
A photocopy of the floor plan is then copied and taken to site to identify whether or not all building works are permitted.
Valuable Service
An LIR adds valuable information to a building inspection report, and is only performed in conjunction with a building inspection.
